What can affect your quote?
- Floor area and storeysThe published bands step up with size; a double-storey house takes longer to bring down and produces more material.
- Construction typeFibro and weatherboard come down faster than brick veneer, and full brick or concrete takes the longest to sort and remove.
- AsbestosBonded asbestos removal is quoted from the assessment. Friable asbestos is removed by our Class A licensed partner.
- Access and machineryNarrow frontages, battle-axe blocks and steep sites limit the machine we can bring in, which changes the time on site.
- Pools, slabs and retaining wallsStructures beyond the house are priced as their own items so you can see what each one adds.
- Council, certifier and utility feesApproval and disconnection fees are set by others. They are itemised separately in your written quote.

Council and approvals
Demolition approvals in South West Sydney
We prepare and lodge the relevant demolition application. Council boundaries do not always follow our service areas, so we check the council, planning controls and any heritage requirements for your address.
If you already have approval for a new home, check whether it includes demolition. The council or certifier confirms the DA or CDC pathway and conditions. Your quote identifies responsibilities and external fees.
Our South West Sydney service area spans eight council areas: Canterbury Bankstown Council, Fairfield City Council, Liverpool City Council, Cumberland Council, Strathfield Council, Campbelltown City Council, Sutherland Shire Council and Camden Council. All eight councils publish heritage requirements that affect demolition. Most of these councils publish flood or bushfire mapping that can change the approval pathway. Canterbury Bankstown Council, Campbelltown City Council and Camden Council name specific conservation areas.
Canterbury Bankstown Council29 of our suburbs in this region
- Approvals
- Canterbury Bankstown Council lists demolishing a building as development that needs council approval, with DAs lodged through the NSW Planning Portal. Unauthorised work can bring on-the-spot fines from $3,000 for individuals and $6,000 for companies.
- Heritage
- The council names the Ashbury Heritage Conservation Area (most of Ashbury and part of Croydon Park) and six conservation areas in Hurlstone Park. Changing a heritage-listed property needs development consent, though minor works and maintenance may not if written council advice is obtained first.
- Trees
- Trees over 5 metres that aren’t on the exempt species list need permission for most work; trees within 3 metres of the main house wall are exempt. Approved removals must be replaced 3:1 within 28 days, and work must be done by an AQF Level 3 arborist.
- Flood and bushfire
- The council’s planning controls manage flood risk on flood prone land, using high, medium and low risk precincts mapped by the Georges River floodplain study. Since July 2021, councils must also consider development impacts in low flood risk areas.
Fairfield City Council26 of our suburbs in this region
- Approvals
- Fairfield City Council’s demolition checklist asks for owner consent, plans showing the structures and trees, and a work plan covering hours, access, fencing, licences and asbestos removal. A waste management plan is required, and heritage-listed properties may need more information.
- Heritage
- Fairfield City has about 100 listed heritage items. The council says a listed item may not be demolished except in very unusual circumstances, though it can be altered or extended, and a heritage impact statement from a qualified consultant may be required.
- Trees
- A Tree Work Permit is needed to prune or remove a tree 4 metres or taller, with a spread over 3 metres or a trunk over 75 mm at 1 metre high. Removal is only allowed for unhealthy or dying trees or those causing serious structural damage, and approval lasts six months.
- Flood and bushfire
- Building on flood affected land needs detailed flood information, such as flood level contours and risk precincts, which the council generally supplies within three to five business days.
Liverpool City Council23 of our suburbs in this region
- Approvals
- Liverpool City Council advises checking whether a DA is needed before demolishing a building or a heritage item, as many activities can now proceed as exempt or complying development. DAs and certificates are lodged through the NSW Planning Portal.
- Heritage
- Liverpool City Council asks owners to check whether a DA is needed before altering, demolishing or damaging a heritage item, inside or out.
- Trees
- Pruning or removing a tree on private property needs council approval, with a tree defined as over 3.5 metres tall, a canopy over 4 metres and/or a trunk over 400 mm at 1 metre high. Exempt species such as willow, poplar and camphor laurel need no approval.
- Flood and bushfire
- The Georges and Nepean rivers run through Liverpool, and the council has adopted flood studies and floodplain risk management plans to guide development on flood prone land.
Cumberland Council4 of our suburbs in this region
- Approvals
- Cumberland Council needs a notice of commencement at least five days before work starts, covering asbestos cement, written notice to neighbours and a booked pre-demolition inspection. The DA needs a waste management plan, and tip receipts are due within 14 days of finishing.
- Heritage
- In Cumberland, heritage items and heritage conservation areas carry special planning controls, with listings in the local environmental plan and inventory sheets by suburb.
- Trees
- The council’s Tree Works Application is used to seek approval for tree work on a property, and it publishes a list of qualified arborists and a tree species list.
- Flood and bushfire
- Bushfire prone land is one of the mandatory disclosures on a section 10.7 planning certificate, according to the council.
Strathfield CouncilOne suburb in this region
- Approvals
- Most development, including demolition, needs a DA, Strathfield Council says, though demolition can use a CDC, a straightforward pathway determined within ten days.
- Heritage
- Strathfield’s Local Environmental Plan 2012 lists about 231 heritage items and 17 heritage conservation areas, shown on its heritage maps. The council has an in-house Heritage Advisor for enquiries.
- Trees
- Strathfield Council’s written consent is needed to cut down, remove or injure a tree over 4 metres high or with a girth over 0.5 metres at 1 metre above ground, and its tree controls also restrict works within 5 metres of a tree’s base. Removal applications are lodged through the NSW Planning Portal; rubber trees, privet, umbrella trees, rhus trees and commercial fruit trees are exempt.
- Flood and bushfire
- Strathfield Council manages flood-liable land under an Interim Flood Prone Land Policy adopted in 1999, which it is updating to reflect flood studies for Boundary Creek, the Cooks River and Coxs Creek, and Powells and Saleyards creeks. It also publishes a flood planning study area map.
Campbelltown City CouncilOne suburb in this region
- Approvals
- Campbelltown City Council requires a DA to demolish a structure, prepared in line with its Demolition Application Requirements.
- Heritage
- Campbelltown City Council requires a Heritage Impact Statement for work on land with a heritage item or in a heritage conservation area, generally where significant elements are to be demolished. For total demolition, the statement must consider whether redevelopment is a reasonable option and include an archival recording of the building and its setting by a qualified heritage practitioner. Named conservation areas include Queen Street.
- Trees
- Campbelltown City Council says trees on private land may need its approval to prune or remove, depending on the circumstances, and prefers owners engage an AQF level 5 arborist to work out which approval pathway applies. Where a DA is needed for any reason, tree clearing follows the DA process.
- Flood and bushfire
- On bushfire prone land, Campbelltown City Council requires a DA to include a Bushfire Report from a qualified consultant or one prepared with the NSW Rural Fire Service application kit. A complying development application must include a Bushfire Attack Level (BAL) certificate from a qualified consultant.
Sutherland Shire CouncilOne suburb in this region
- Approvals
- Sutherland Shire Council lists building or demolishing a home as a project that can suit a fast-tracked Complying Development Certificate (CDC) from Council or an accredited certifier, if strict standards are met.
- Heritage
- Heritage properties can be checked on the council’s Shire Maps. If a proposal affects a heritage item, Sutherland Shire Council requires a Statement of Heritage Impact from a qualified heritage consultant, and assessment may involve other government departments.
- Trees
- Removing a tree on private land generally needs council permission, though certain species and works are exempt. Pruning a heritage-listed tree needs a heritage minor works notification, and trees in a threatened ecological community need a DA.
- Flood and bushfire
- The council’s Shire Maps let you check a property’s zoning, planning, bushfire prone land and flood prone land layers.
Camden CouncilOne suburb in this region
- Approvals
- Camden Council says development generally starts with a development application, and usually needs certification before construction.
- Heritage
- Camden Council only considers demolishing a heritage place as a last resort, with a Heritage Impact Statement showing alternatives were ruled out and the structure can’t be repaired, and an archival record made before approved demolition. It names Camden and Struggletown (Narellan) as heritage conservation areas. Named conservation areas include Camden, Struggletown, Narellan.
