Heritage items and conservation areas

Campbelltown City Council requires a Heritage Impact Statement for work on land with a heritage item or in a heritage conservation area, generally where significant elements are to be demolished. For total demolition, the statement must consider whether redevelopment is a reasonable option and include an archival recording of the building and its setting by a qualified heritage practitioner.

Campbelltown City Council says trees on private land may need its approval to prune or remove, depending on the circumstances, and prefers owners engage an AQF level 5 arborist to work out which approval pathway applies. Where a DA is needed for any reason, tree clearing follows the DA process.

Flood and bushfire mapping

On bushfire prone land, Campbelltown City Council requires a DA to include a Bushfire Report from a qualified consultant or one prepared with the NSW Rural Fire Service application kit. A complying development application must include a Bushfire Attack Level (BAL) certificate from a qualified consultant.

Fees, bonds and public land

Works in Campbelltown’s road corridor, footpath or nature strip, such as driveways or kerb and gutter restoration, need Section 138 approval, which the council says is a prerequisite for a construction certificate on any new DA or CDC. Applicants need $20 million public liability insurance, and most applications attract inspection fees.

    Suspected asbestos must be assessed before the building is disturbed. Our Class B licence AD211249 covers bonded, non-friable material; friable asbestos is removed by our Class A licensed partner.

    Water, sewer, electricity, gas and telecommunications are disconnected or abolished through the providers before demolition, and Before You Dig Australia is checked for services.

    Approval conditions commonly set working hours and neighbour notice, and a dilapidation report protects both sides where buildings sit close to the boundary.

    Concrete, timber and metals are sorted for licensed recycling and asbestos goes to an approved disposal facility with documentation. Some councils ask for a waste plan with the application.
