What can affect your quote?
- Floor area and storeysThe published bands step up with size; a double-storey house takes longer to bring down and produces more material.
- Construction typeFibro and weatherboard come down faster than brick veneer, and full brick or concrete takes the longest to sort and remove.
- AsbestosBonded asbestos removal is quoted from the assessment. Friable asbestos is removed by our Class A licensed partner.
- Access and machineryNarrow frontages, battle-axe blocks and steep sites limit the machine we can bring in, which changes the time on site.
- Pools, slabs and retaining wallsStructures beyond the house are priced as their own items so you can see what each one adds.
- Council, certifier and utility feesApproval and disconnection fees are set by others. They are itemised separately in your written quote.

Council and approvals
Demolition approvals in the Eastern Suburbs
We prepare and lodge the relevant demolition application. Council boundaries do not always follow our service areas, so we check the council, planning controls and any heritage requirements for your address.
If you already have approval for a new home, check whether it includes demolition. The council or certifier confirms the DA or CDC pathway and conditions. Your quote identifies responsibilities and external fees.
Our Eastern Suburbs service area spans six council areas: Randwick City Council, Bayside Council, Woollahra Municipal Council, Waverley Council, City of Sydney Council and Inner West Council. All six councils publish heritage requirements that affect demolition. Most of these councils publish flood or bushfire mapping that can change the approval pathway. Randwick City Council, Waverley Council and Inner West Council name specific conservation areas.
Randwick City Council15 of our suburbs in this region
- Approvals
- Randwick City Council requires a Construction Certificate from the council or a private accredited certifier before any building work, including associated demolition or excavation.
- Heritage
- Randwick publishes a map and statement of significance for each heritage conservation area. If your site is in one or near a heritage item, you must consider whether the work will affect heritage significance. Named conservation areas include Botany Bay National Park, Caerleon Crescent, Dudley Street, Edgecumbe Estate, Former Bunnerong Power Station, Gordon Square and others.
- Trees
- Most trees on private property are protected and need a tree permit or development consent. A DA is required for trees that are heritage items, on the Significant Tree Register, or in a heritage conservation area where heritage significance is affected.
Bayside Council9 of our suburbs in this region
- Approvals
- Bayside Council describes three pathways: exempt development, fast-track complying development, or a DA. Its examples list minor demolition as exempt development and demolishing a building as complying development.
- Heritage
- A DA is needed for building work on listed heritage buildings or properties in heritage conservation areas. Some minor works are excepted, but they can’t start until the council confirms in writing that consent isn’t required.
- Trees
- Bayside Council requires a permit before you prune or remove a tree on your property, and assesses each request individually.
- Flood and bushfire
- Flood-affected applicants need Flood Advice from the council, and new development must not raise the water level or hazard on neighbouring properties. Other constraints include acid sulfate soils, contaminated sites and Sydney Airport height limits.
Woollahra Municipal Council9 of our suburbs in this region
- Approvals
- Woollahra Municipal Council requires a demolition report from a qualified heritage consultant with any DA to fully or substantially demolish a building, as unlisted buildings may still have heritage significance. Demolishing a heritage item or a building in a conservation area needs a statement of heritage impact instead.
- Heritage
- Woollahra’s heritage controls cover heritage items, conservation areas and archaeological items, and the council must consider heritage effects before approving certain work. Minor works may use a heritage works without consent application, and some complying development is allowed in conservation areas under extra standards.
- Trees
- Woollahra notes that development can affect trees on the site, next door and in the street, and requires DAs to include tree reports by appropriately qualified professionals.
- Flood and bushfire
- Flood studies are underway for the Double Bay, Paddington, Rose Bay, Rushcutters Bay and Watsons Bay catchments, and the council publishes an estuary planning levels database for properties.
Waverley Council9 of our suburbs in this region
- Approvals
- Waverley Council recommends checking a section 10.7 planning certificate and whether a project is exempt or complying development, with a CDC available through the council or a private certifier. Anything else needs a DA.
- Heritage
- Waverley has 17 heritage conservation areas. Most work on a heritage property needs a DA, though minor works may use a Heritage Exemption Certificate instead. Named conservation areas include Blenheim Street, Bondi Beach, Botany Street, Brighton Boulevard, Brown Street, Busby Parade and others.
- Trees
- A Tree Permit is needed to prune or remove a tree 3 metres or taller and/or with a 3 metre canopy, a registered significant tree, or a heritage item or conservation-area tree; a DA may follow. Approved work needs at least an AQF Level 3 arborist.
- Flood and bushfire
- Waverley adopted flood planning controls, including flood risk precincts, in May 2024. Its flood study was endorsed in April 2021, and a Flood Risk Management Study and Plan was adopted on 10 March 2026.
City of Sydney Council2 of our suburbs in this region
- Approvals
- The City of Sydney lists demolition among development that may need consent. New and change-of-use developments that generate construction, demolition or operational waste need a waste and recycling management plan.
- Heritage
- The City of Sydney says consent is generally required for development on heritage items or within heritage conservation areas. Some maintenance and repair work on heritage properties can be carried out without development consent, but approval is still required.
- Trees
- The City of Sydney requires permission before you prune or remove a tree on a residential or business property. Heritage-listed trees typically need development consent, trees protected under the development control plan need a permit, and some trees are exempt.
Inner West CouncilOne suburb in this region
- Approvals
- Inner West Council requires a demolition and construction waste plan with any DA involving excavation, demolition or construction waste, addressing the NSW 80% recycling target. Tip dockets must be kept and given to the Principal Certifier before an Occupation Certificate.
- Heritage
- Inner West has 107 heritage conservation areas. Any DA for a heritage item needs a Heritage Impact Statement, which may also be requested in conservation areas, and some conservation-area works may qualify for a CDC. Named conservation areas include Annandale, Iron Cove, The Valley, Waterview Estate, Balmain East, Birchgrove and Ballast Point Road and others.
- Trees
- Trees within 1 metre of a house and exempt species can be removed without permission; others need a Tree Works Permit or DA. In heritage conservation areas, removing or pruning any tree needs a DA, whatever its size or species.
- Flood and bushfire
- A council flood certificate shows flooding around a property, the flood hazard, and the 1% annual exceedance probability (AEP) and probable maximum flood (PMF) levels and depths, which can guide future development.
