What can affect your quote?
  • Floor area and storeysThe published bands step up with size; a double-storey house takes longer to bring down and produces more material.
  • Construction typeFibro and weatherboard come down faster than brick veneer, and full brick or concrete takes the longest to sort and remove.
  • AsbestosBonded asbestos removal is quoted from the assessment. Friable asbestos is removed by our Class A licensed partner.
  • Access and machineryNarrow frontages, battle-axe blocks and steep sites limit the machine we can bring in, which changes the time on site.
  • Pools, slabs and retaining wallsStructures beyond the house are priced as their own items so you can see what each one adds.
  • Council, certifier and utility feesApproval and disconnection fees are set by others. They are itemised separately in your written quote.

Council and approvals

Demolition approvals in St George

We prepare and lodge the relevant demolition application. Council boundaries do not always follow our service areas, so we check the council, planning controls and any heritage requirements for your address.

If you already have approval for a new home, check whether it includes demolition. The council or certifier confirms the DA or CDC pathway and conditions. Your quote identifies responsibilities and external fees.

Our St George service area spans three council areas: Georges River Council, Bayside Council and Canterbury Bankstown Council. All three councils publish heritage requirements that affect demolition and flood or bushfire mapping that can change the approval pathway. Georges River Council and Canterbury Bankstown Council name specific conservation areas.

Georges River Council24 of our suburbs in this region
Approvals
Georges River Council says minor work may be exempt or approved as a CDC; otherwise a DA is lodged on the NSW Planning Portal. Applications must address demolition methods and explain how demolition waste will be reused, recycled or disposed of.
Heritage
The council has three heritage conservation areas (Penshurst, O’Brien’s Estate and Kogarah South) and over 300 heritage items. Work on a heritage item or in a conservation area needs a Statement of Heritage Impact, though minor works that don’t affect heritage significance may be exempt. Named conservation areas include Penshurst, O’Brien’s Estate, Kogarah South.
Trees
Check the council’s Tree Management Policy for exempt works and species. Removing a tree on a heritage item needs a DA, and in a conservation area usually does too, unless the council is satisfied the tree is a risk to life or property.
Flood and bushfire
Bushfire prone land is mapped in the Peakhurst, Mortdale and Hurstville wards, where development must meet Planning for Bushfire Protection and include a Bushfire Assessment Report. Applicants must also show designs won’t adversely affect flooding on other land.
Our summary of Georges River Council’s demolition rules
Bayside Council19 of our suburbs in this region
Approvals
Bayside Council describes three pathways: exempt development, fast-track complying development, or a DA. Its examples list minor demolition as exempt development and demolishing a building as complying development.
Heritage
A DA is needed for building work on listed heritage buildings or properties in heritage conservation areas. Some minor works are excepted, but they can’t start until the council confirms in writing that consent isn’t required.
Trees
Bayside Council requires a permit before you prune or remove a tree on your property, and assesses each request individually.
Flood and bushfire
Flood-affected applicants need Flood Advice from the council, and new development must not raise the water level or hazard on neighbouring properties. Other constraints include acid sulfate soils, contaminated sites and Sydney Airport height limits.
Our summary of Bayside Council’s demolition rules
Canterbury Bankstown Council4 of our suburbs in this region
Approvals
Canterbury Bankstown Council lists demolishing a building as development that needs council approval, with DAs lodged through the NSW Planning Portal. Unauthorised work can bring on-the-spot fines from $3,000 for individuals and $6,000 for companies.
Heritage
The council names the Ashbury Heritage Conservation Area (most of Ashbury and part of Croydon Park) and six conservation areas in Hurlstone Park. Changing a heritage-listed property needs development consent, though minor works and maintenance may not if written council advice is obtained first.
Trees
Trees over 5 metres that aren’t on the exempt species list need permission for most work; trees within 3 metres of the main house wall are exempt. Approved removals must be replaced 3:1 within 28 days, and work must be done by an AQF Level 3 arborist.
Flood and bushfire
The council’s planning controls manage flood risk on flood prone land, using high, medium and low risk precincts mapped by the Georges River floodplain study. Since July 2021, councils must also consider development impacts in low flood risk areas.
