What can affect your quote?
  • Floor area and storeysThe published bands step up with size; a double-storey house takes longer to bring down and produces more material.
  • Construction typeFibro and weatherboard come down faster than brick veneer, and full brick or concrete takes the longest to sort and remove.
  • AsbestosBonded asbestos removal is quoted from the assessment. Friable asbestos is removed by our Class A licensed partner.
  • Access and machineryNarrow frontages, battle-axe blocks and steep sites limit the machine we can bring in, which changes the time on site.
  • Pools, slabs and retaining wallsStructures beyond the house are priced as their own items so you can see what each one adds.
  • Council, certifier and utility feesApproval and disconnection fees are set by others. They are itemised separately in your written quote.

Council and approvals

Demolition approvals in Wollongong

We prepare and lodge the relevant demolition application. Council boundaries do not always follow our service areas, so we check the council, planning controls and any heritage requirements for your address.

If you already have approval for a new home, check whether it includes demolition. The council or certifier confirms the DA or CDC pathway and conditions. Your quote identifies responsibilities and external fees.

Councils in our Wollongong service area include Wollongong City Council, Shellharbour City Council, Kiama Municipal Council, Wingecarribee Shire Council, Wollondilly Shire Council and Sutherland Shire Council. Most of these councils publish heritage requirements that affect demolition and flood or bushfire mapping that can change the approval pathway. Kiama Municipal Council and Wingecarribee Shire Council name specific conservation areas.

Wollongong City Council67 of our suburbs in this region
Approvals
Wollongong City Council requires applications through the NSW Planning Portal with its lodgement checklist. Depending on the development and location, you may also need demolition details, a Bush Fire Assessment Report, a flood study, an arborist’s report or a Statement of Heritage Impact.
Flood and bushfire
Depending on the type and location of development, a Bush Fire Assessment Report or flood study may be needed, with separate fees for referrals to agencies such as the Rural Fire Service.
Our summary of Wollongong City Council’s demolition rules
Shellharbour City Council22 of our suburbs in this region
Approvals
Shellharbour City Council says demolition that meets the state Demolition Code can be complying development instead of a DA. Land with a heritage item (including State Heritage Register and draft items) or an environmentally sensitive area is excluded and needs a DA; a planning certificate confirms which applies.
Heritage
Most development in a conservation area needs consent. Demolition requires a heritage impact statement backed by structural engineering and building inspection reports and an assessment that adaptive reuse isn’t feasible, while minor like-for-like repairs may be exempt.
Our summary of Shellharbour City Council’s demolition rules
Kiama Municipal Council20 of our suburbs in this region
Approvals
Kiama Municipal Council has a policy setting out its requirements for DAs to demolish or renovate buildings containing asbestos.
Heritage
Kiama’s Development Control Plan says heritage items must not be demolished and the council won’t support it, with partial demolition considered only for parts that aren’t original or don’t contribute to the item’s significance. In heritage conservation areas, demolishing all or part of a dwelling needs a DA, contributory buildings may not be demolished, and uncharacteristic buildings may be replaced by one that improves the area’s character. Named conservation areas include Pheasant Point.
Trees
Unless a tree is exempt, Kiama Municipal Council asks owners to lodge a Tree Management Application before removing or pruning it, and its Tree Management Officer or consulting arborist inspects the tree before a written decision. The rules and exemptions are in Chapter 2 of the Kiama Development Control Plan, and a review can be requested within three months with an arborist report.
Flood and bushfire
Kiama Municipal Council’s flood studies identify flood-prone land and define flood levels, velocities, hydraulic categories and provisional hazard categories for each catchment, including Gerringong–Jamberoo, Ooaree Creek/Werri Lagoon, Spring Creek and Surf Beach.
Our summary of Kiama Municipal Council’s demolition rules
Wingecarribee Shire CouncilOne suburb in this region
Approvals
Wingecarribee Shire Council lists demolition among development that may be approved as complying development, a fast-track CDC from the council or an accredited certifier when the development standards are met. Development that isn’t exempt or complying needs a DA, lodged through the NSW Planning Portal.
Heritage
Wingecarribee Shire Council requires consent for all demolition of any building on a heritage site and strongly discourages demolishing heritage items and period buildings in conservation areas. Complying development isn’t available for locally listed heritage items, and if demolition is approved the council would require a photographic and written archival record of the building first. Named conservation areas include Berrima, Berrima Landscape, Bowral, Bundanoon, Anglewood (Burradoo), Burradoo Landscape and others.
Trees
Wingecarribee Shire Council requires a permit to prune or remove trees that are heritage listed or in a heritage conservation area, mapped for biodiversity, habitat for threatened species, or required to be kept by a development consent. Removing 10 or more trees needs a DA, and penalties apply if the procedure isn’t followed.
Flood and bushfire
Wingecarribee’s Bush Fire Prone Land Map, certified by the NSW Rural Fire Service, took effect on 15 July 2025 and adds a medium-risk category that includes grasslands. Complying development isn’t allowed on BAL-40 or flame zone land, and on lower-risk bushfire prone land it needs a BAL certificate from an accredited consultant.
Our summary of Wingecarribee Shire Council’s demolition rules
Wollondilly Shire CouncilOne suburb in this region
Approvals
Wollondilly Shire Council may ask for a Statement of Heritage Impact for heritage-affected properties, a bushfire report or an arborist report with a DA. Demolishing a heritage item is decided by the Local Planning Panel, and a free duty planner service is available.
Heritage
Demolishing a heritage item or a contributory building in a conservation area is generally not supported, and won’t be approved without a suitable replacement building; non-contributory buildings with an appropriately designed replacement generally are. A report by a heritage-experienced structural engineer may be required.
Flood and bushfire
A bushfire report may be needed with a DA, and the council points applicants to its bushfire prone land information.
Our summary of Wollondilly Shire Council’s demolition rules
Sutherland Shire CouncilOne suburb in this region
Approvals
Sutherland Shire Council lists building or demolishing a home as a project that can suit a fast-tracked Complying Development Certificate (CDC) from Council or an accredited certifier, if strict standards are met.
Heritage
Heritage properties can be checked on the council’s Shire Maps. If a proposal affects a heritage item, Sutherland Shire Council requires a Statement of Heritage Impact from a qualified heritage consultant, and assessment may involve other government departments.
Trees
Removing a tree on private land generally needs council permission, though certain species and works are exempt. Pruning a heritage-listed tree needs a heritage minor works notification, and trees in a threatened ecological community need a DA.
Flood and bushfire
The council’s Shire Maps let you check a property’s zoning, planning, bushfire prone land and flood prone land layers.

Homes across the Illawarra built or renovated before 1990 can contain bonded asbestos in fibro cladding, eaves, wet areas and roof sheeting. Our Class B licence (AD211249) covers this non-friable material: we have it tested, remove it under the right controls, take it to a facility licensed to accept it and arrange independent clearance. Friable asbestos is removed by our Class A licensed partner.

We remove asbestos across the Wollongong, Shellharbour and Kiama council areas, on its own or before a demolition or renovation. Removal starts from $1,500 for a bathroom, laundry or eaves.
