How the council handles demolition approvals
Fairfield City Council’s demolition checklist asks for owner consent, plans showing the structures and trees, and a work plan covering hours, access, fencing, licences and asbestos removal. A waste management plan is required, and heritage-listed properties may need more information.
Heritage items and conservation areas
Fairfield City has about 100 listed heritage items. The council says a listed item may not be demolished except in very unusual circumstances, though it can be altered or extended, and a heritage impact statement from a qualified consultant may be required.
Trees on the block
A Tree Work Permit is needed to prune or remove a tree 4 metres or taller, with a spread over 3 metres or a trunk over 75 mm at 1 metre high. Removal is only allowed for unhealthy or dying trees or those causing serious structural damage, and approval lasts six months.
Flood and bushfire mapping
Building on flood affected land needs detailed flood information, such as flood level contours and risk precincts, which the council generally supplies within three to five business days.
Fees, bonds and public land
Fairfield’s footpath and roadway occupation fees (from July 2026) include $156 a day for a concrete pump, $159 a day for a mobile crane and $159 a week for skip bins. A colour dilapidation report of the footpath, kerb and gutter is required, and damage is repaired at the permit holder’s cost.

Concrete, timber and metals are sorted for licensed recycling and asbestos goes to an approved disposal facility with documentation. Some councils ask for a waste plan with the application.
