What can affect your quote?
  • Floor area and storeysThe published bands step up with size; a double-storey house takes longer to bring down and produces more material.
  • Construction typeFibro and weatherboard come down faster than brick veneer, and full brick or concrete takes the longest to sort and remove.
  • AsbestosBonded asbestos removal is quoted from the assessment. Friable asbestos is removed by our Class A licensed partner.
  • Access and machineryNarrow frontages, battle-axe blocks and steep sites limit the machine we can bring in, which changes the time on site.
  • Pools, slabs and retaining wallsStructures beyond the house are priced as their own items so you can see what each one adds.
  • Council, certifier and utility feesApproval and disconnection fees are set by others. They are itemised separately in your written quote.

Council and approvals

Demolition approvals on the Northern Beaches

We prepare and lodge the relevant demolition application, checking the planning controls and any heritage requirements for your address.

If you already have approval for a new home, check whether it includes demolition. The council or certifier confirms the DA or CDC pathway and conditions. Your quote identifies responsibilities and external fees.

Every suburb we cover here is in the Northern Beaches Council area. The council publishes heritage requirements that affect demolition and flood or bushfire mapping that can change the approval pathway.

Northern Beaches Council

Approvals
Northern Beaches Council requires a Waste Management Plan with any application that includes demolition or construction. Its DA process includes a 14 to 28 day public exhibition period.
Heritage
Buildings can’t be demolished without council consent. Owners of heritage items can develop but not demolish a listed building, need a DA with a Statement of Heritage Impact for changes, and demolition proposals usually go to the Local Planning Panel.
Trees
Trees under 5 metres, exempt species, dead trees and trees within 2 metres of a building need no permit, but heritage trees, threatened species or habitat, and trees a consent requires to be kept need approval. Permits last 12 months, and tree removal won’t be approved for CDCs.
Flood and bushfire
Mapped bushfire prone land carries extra planning controls, and building work there must meet Planning for Bushfire Protection (2019) and AS 3959. Applications on BAL-FZ land, or that don’t meet the performance criteria, go to the NSW Rural Fire Service.

Licensed asbestos removal

Asbestos removal on the Northern Beaches

Northern Beaches homes built or renovated before 1990 can contain bonded asbestos in fibro cladding, eaves, wet areas and roof sheeting. Our Class B licence (AD211249) covers this non-friable material: we have it tested, remove it under the right controls, take it to a facility licensed to accept it and arrange independent clearance. Friable asbestos is removed by our Class A licensed partner.

We remove asbestos across the Northern Beaches Council area, on its own or before a demolition or renovation. Removal starts from $1,500 for a bathroom, laundry or eaves.
