How the council handles demolition approvals

Wollondilly Shire Council may ask for a Statement of Heritage Impact for heritage-affected properties, a bushfire report or an arborist report with a DA. Demolishing a heritage item is decided by the Local Planning Panel, and a free duty planner service is available.

Heritage items and conservation areas

Demolishing a heritage item or a contributory building in a conservation area is generally not supported, and won’t be approved without a suitable replacement building; non-contributory buildings with an appropriately designed replacement generally are. A report by a heritage-experienced structural engineer may be required.

    Suspected asbestos must be assessed before the building is disturbed. Our Class B licence AD211249 covers bonded, non-friable material; friable asbestos is removed by our Class A licensed partner.

    Water, sewer, electricity, gas and telecommunications are disconnected or abolished through the providers before demolition, and Before You Dig Australia is checked for services.

    Approval conditions commonly set working hours and neighbour notice, and a dilapidation report protects both sides where buildings sit close to the boundary.

    Concrete, timber and metals are sorted for licensed recycling and asbestos goes to an approved disposal facility with documentation. Some councils ask for a waste plan with the application.
