What can affect your quote?
  • Floor area and storeysThe published bands step up with size; a double-storey house takes longer to bring down and produces more material.
  • Construction typeFibro and weatherboard come down faster than brick veneer, and full brick or concrete takes the longest to sort and remove.
  • AsbestosBonded asbestos removal is quoted from the assessment. Friable asbestos is removed by our Class A licensed partner.
  • Access and machineryNarrow frontages, battle-axe blocks and steep sites limit the machine we can bring in, which changes the time on site.
  • Pools, slabs and retaining wallsStructures beyond the house are priced as their own items so you can see what each one adds.
  • Council, certifier and utility feesApproval and disconnection fees are set by others. They are itemised separately in your written quote.

More demolition FAQs

How much does house demolition cost in Gilead?

House demolition in Gilead starts from $15,000 for a small house (under 150 m², single-storey fibro or weatherboard) and runs to $45,000 or more for a very large or complex home. Access, suspected asbestos, additional structures and the handover you need shape the quote. Our demolition cost guide lists each category’s inclusions and what is quoted separately.

Do I need council approval to demolish a house in Gilead?

Campbelltown City Council requires a DA to demolish a structure, prepared in line with its Demolition Application Requirements. Gabrael prepares and lodges the application and confirms whether the work goes ahead as a DA or a CDC once we have checked the planning controls for your address.

Are there heritage rules in the Campbelltown City Council area?

Campbelltown City Council requires a Heritage Impact Statement for work on land with a heritage item or in a heritage conservation area, generally where significant elements are to be demolished. For total demolition, the statement must consider whether redevelopment is a reasonable option and include an archival recording of the building and its setting by a qualified heritage practitioner. We check whether your Gilead address is in a conservation area or individually listed before planning the demolition.

Can I remove trees on a Gilead block?

Campbelltown City Council says trees on private land may need its approval to prune or remove, depending on the circumstances, and prefers owners engage an AQF level 5 arborist to work out which approval pathway applies. Where a DA is needed for any reason, tree clearing follows the DA process.

Does flood or bushfire mapping affect a demolition in Gilead?

On bushfire prone land, Campbelltown City Council requires a DA to include a Bushfire Report from a qualified consultant or one prepared with the NSW Rural Fire Service application kit. A complying development application must include a Bushfire Attack Level (BAL) certificate from a qualified consultant.

What if my Gilead house contains asbestos?

Gabrael holds Class B licence AD211249 and removes non-friable asbestos, such as bonded fibro sheeting, before demolition, with approved disposal and clearance documentation. Friable asbestos is removed by our Class A licensed partner. Our asbestos guide explains the steps.
