How to choose a demolition
contractor in Sydney

Check the business and licence scope

Ask for the legal business name and licence numbers, then check the details in the NSW licence register. Match the business on the quote to the licence holder, and check the status, class and any conditions.

Demolition licence

NSW uses unrestricted demolition DE1 and restricted demolition DE2 licences. The licence needed depends on the work. Check the actual licence class and conditions rather than relying on a number in an advertisement. Ask the contractor to explain how its scope covers your proposed job, using the SafeWork demolition licence guidance.

Asbestos removal licence

A demolition licence does not establish asbestos-removal authority. Match the asbestos licence to the assessed material: Class B covers non-friable removal; any friable removal needs Class A. Ask who performs the removal and who arranges assessment and clearance. See our asbestos guide for the distinctions.

Ask for current insurance documents

Request certificates of currency for the contractor’s public liability cover and relevant workers compensation insurance. Check the insured business, dates and cover, and ask about anything unclear. A statement that a business is “fully insured” is not a substitute for the documents.

Look for experience relevant to your property

A similar building, access situation or site constraint is more useful to discuss than a broad claim to handle any job. Ask how the contractor would approach your property and who will supervise the work.

• Comparable work: ask about the building type, access and nearby structures.
• Real project images: use them to understand the work rather than assuming every photo shows the same scope.
• References and reviews: look for specific comments about communication, site care and completion.
• Local coordination: ask how the team handles approvals, utility providers and site constraints.

Compare the written scope as well as the price

Give each contractor the same description of the proposed work. Compare written quotes after the property has been assessed, and resolve differences in scope before comparing totals.

What the quote should make clear

• The house, foundations, outbuildings or other structures to remove.
• Asbestos inspection, removal, disposal and clearance arrangements.
• Approval applications, utility coordination and external fees.
• Waste disposal, recycling and site protection measures.
• The condition the block will be left in, including agreed site preparation.
• The proposed sequence, payment schedule and process for agreeing changes.

“Everything included” is not enough detail to compare two quotes. Ask which work is included and which costs remain your responsibility. Our cost guide explains the published house categories and their different inclusions.

Resolve an unclear allowance

A lower total may reflect a different scope or fee allowance. Ask what explains the difference rather than assuming it proves either better value or poor work. Be cautious about verbal-only pricing, pressure to commit without time to read the terms, or refusal to clarify the proposed work.

Questions to ask before signing

1. Who will perform and supervise the work, and which licence covers it?
2. How will suspected asbestos be assessed, and who handles removal and clearance?
3. Who prepares the applications, pays external fees and confirms approval conditions are met?
4. What must I arrange before work starts, including access and belongings?
5. What is the agreed finish for the site, and does it meet my builder’s requirements?
6. How will an unexpected condition or scope change be explained and agreed?
7. What are the payment milestones and who is my day-to-day contact?
8. Which disposal, clearance and completion records will I receive?

Pause when basic checks cannot be answered

If the business will not provide licence details, insurance documents or a written scope, resolve that before appointing it. Suggestions to skip required approvals or disturb suspected asbestos without assessment are reasons to stop and seek further advice.

Keep a record of your decision

Keep the checked licence details, insurance certificates, quote, agreed inclusions, payment terms and project contact together. Make sure any changes discussed verbally are reflected in the written agreement. You should be able to explain what you are buying and who is responsible for each stage.
