What can affect your quote?
  • Floor area and storeysThe published bands step up with size; a double-storey house takes longer to bring down and produces more material.
  • Construction typeFibro and weatherboard come down faster than brick veneer, and full brick or concrete takes the longest to sort and remove.
  • AsbestosBonded asbestos removal is quoted from the assessment. Friable asbestos is removed by our Class A licensed partner.
  • Access and machineryNarrow frontages, battle-axe blocks and steep sites limit the machine we can bring in, which changes the time on site.
  • Pools, slabs and retaining wallsStructures beyond the house are priced as their own items so you can see what each one adds.
  • Council, certifier and utility feesApproval and disconnection fees are set by others. They are itemised separately in your written quote.

More demolition FAQs

How much does house demolition cost in Exeter?

House demolition in Exeter starts from $15,000 for a small house (under 150 m², single-storey fibro or weatherboard) and runs to $45,000 or more for a very large or complex home. Access, suspected asbestos, additional structures and the handover you need shape the quote. Our demolition cost guide lists each category’s inclusions and what is quoted separately.

Do I need council approval to demolish a house in Exeter?

Wingecarribee Shire Council lists demolition among development that may be approved as complying development, a fast-track CDC from the council or an accredited certifier when the development standards are met. Development that isn’t exempt or complying needs a DA, lodged through the NSW Planning Portal. Gabrael prepares and lodges the application and confirms whether the work goes ahead as a DA or a CDC once we have checked the planning controls for your address.

Are there heritage rules in the Wingecarribee Shire Council area?

Wingecarribee Shire Council requires consent for all demolition of any building on a heritage site and strongly discourages demolishing heritage items and period buildings in conservation areas. Complying development isn’t available for locally listed heritage items, and if demolition is approved the council would require a photographic and written archival record of the building first. We check whether your Exeter address is in a conservation area or individually listed before planning the demolition.

Can I remove trees on a Exeter block?

Wingecarribee Shire Council requires a permit to prune or remove trees that are heritage listed or in a heritage conservation area, mapped for biodiversity, habitat for threatened species, or required to be kept by a development consent. Removing 10 or more trees needs a DA, and penalties apply if the procedure isn’t followed.

Does flood or bushfire mapping affect a demolition in Exeter?

Wingecarribee’s Bush Fire Prone Land Map, certified by the NSW Rural Fire Service, took effect on 15 July 2025 and adds a medium-risk category that includes grasslands. Complying development isn’t allowed on BAL-40 or flame zone land, and on lower-risk bushfire prone land it needs a BAL certificate from an accredited consultant.

What if my Exeter house contains asbestos?

Gabrael holds Class B licence AD211249 and removes non-friable asbestos, such as bonded fibro sheeting, before demolition, with approved disposal and clearance documentation. Friable asbestos is removed by our Class A licensed partner. Our asbestos guide explains the steps.
