What can affect your quote?
- Floor area and storeysThe published bands step up with size; a double-storey house takes longer to bring down and produces more material.
- Construction typeFibro and weatherboard come down faster than brick veneer, and full brick or concrete takes the longest to sort and remove.
- AsbestosBonded asbestos removal is quoted from the assessment. Friable asbestos is removed by our Class A licensed partner.
- Access and machineryNarrow frontages, battle-axe blocks and steep sites limit the machine we can bring in, which changes the time on site.
- Pools, slabs and retaining wallsStructures beyond the house are priced as their own items so you can see what each one adds.
- Council, certifier and utility feesApproval and disconnection fees are set by others. They are itemised separately in your written quote.

More demolition FAQsHow much does house demolition cost in Windsor?
House demolition in Windsor starts from $15,000 for a small house (under 150 m², single-storey fibro or weatherboard) and runs to $45,000 or more for a very large or complex home. Access, suspected asbestos, additional structures and the handover you need shape the quote. Our demolition cost guide lists each category’s inclusions and what is quoted separately.
Do I need council approval to demolish a house in Windsor?
Hawkesbury City Council requires a DA, lodged through the NSW Planning Portal, for work that isn’t exempt or complying. Construction management, traffic management, erosion and sediment control and tree protection plans will also be needed. Gabrael prepares and lodges the application and confirms whether the work goes ahead as a DA or a CDC once we have checked the planning controls for your address.
Are there heritage rules in the Hawkesbury City Council area?
Hawkesbury City Council considers heritage significance when deciding on development, and its Heritage Advisor gives free advice, including pre-DA advice, to owners of heritage-listed properties and properties in conservation areas. Heritage items and conservation areas are listed in Schedule 5 of the Hawkesbury Local Environmental Plan 2012. We check whether your Windsor address is in a conservation area or individually listed before planning the demolition.
Can I remove trees on a Windsor block?
Hawkesbury City Council issues Tree/Vegetation Removal Permits, but a DA is needed where a tree is, or is part of, a heritage item, is in a heritage conservation area, or is an Aboriginal object or in an Aboriginal place of heritage significance. Removing a dead, dying or dangerous tree needs the council’s written confirmation first.
Does flood or bushfire mapping affect a demolition in Windsor?
Hawkesbury City Council’s Flood Policy 2020 sets the development controls for land affected by the 1:100 ARI flood, based on the hazard category a development sits in and whether it’s new development or the rebuilding or redevelopment of an existing use. The council also issues Flood Advice certificates.
What if my Windsor house contains asbestos?
Gabrael holds Class B licence AD211249 and removes non-friable asbestos, such as bonded fibro sheeting, before demolition, with approved disposal and clearance documentation. Friable asbestos is removed by our Class A licensed partner. Our asbestos guide explains the steps.
